Terms & Conditions of Agreement

The terms and conditions for booking our villa are listed below.

Bookings

> The signing of the Booking Form by the party leader confirms the acceptance of the terms and conditions set out and shall be binding on the persons listed on the Booking Form intending to occupy the premises (or any subsequent amendments to this list)

> No all male parties or parties of guests who are all under 21 will be accepted.

> No pets accepted

> For the comfort of guests, this is a no smoking villa, however it is permitted on the patio area.

> To ensure comfort, security and peace of mind our home is registered with the State Authorities and is in full compliance with all relevant legislation.

Rental Period

> The rental period generally consists of a Saturday to Saturday booking, however other periods are occasionally available (Please Telephone to discuss your requirements).

> Midweek bookings may incur a 10% surcharge.

> Stays of five nights or less will incur a cleaning fee of £50.

> The villa is available for occupation from 16:00 hours, local time, on the day of arrival until 10:30 hours, local time, on the day of departure.

> Vacating after 10:30 may incur charges equivalent to one day's rental cost. Please ask, because it is possible on occasions to allow late departures.

Payment

> A non-refundable deposit of £100 per week, is due within 7 days of your initial reservation, to be sent with the completed Booking Form.

> On receipt of your deposit, we will send out a confirmation of your booking.

> Payment of the balance, plus the refundable security deposit is due 8 weeks before your arrival date. On receipt, and bank clearance of your final payment, we will send out your Arrival Pack.

> PLEASE NOTE WE ARE ABLE TO ACCEPT CREDIT OR DEBIT CARD PAYMENTS, but a 1.5% surcharge will be incurred.

Security Deposit

> The client is solely responsible for any damage or breakage's that may be caused to the property, its contents, and for any item in the inventory during your stay. We require a refundable security/breakage deposit to be paid at the time of final payment.

> This deposit of £250 will be repaid to your party by cheque, within 3 weeks of your departure, providing the local management has reported no breakages and you have returned the keys. Our local management checks the inventory before your arrival and after your departure and will advise us of any faults. This may include additional cleaning costs for removal of stains due to spillages on furniture and carpets.

> We retain the right to retain the security deposit (either in part or full) to cover breakages or non-return of keys. Receipts for repairs/replacements will be provided in the unlikely event that retention of the security deposit is required. We reserve the right to pursue a guest for recompense for any and all damages caused which may exceed the value of the security deposit and will require payment within 14 days of being served notice.

> Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Apart from spoiling and contaminating, food left uncovered can attract insects very quickly. Any added costs for pest control services incurred from lack of care in this may be passed to you.

Safety & Security

> To comply with Florida fire regulations under no circumstances may more than the maximum number of persons identified on the Booking Form exceed the number of persons allowed to be resident in the property.

> Children MUST be supervised at all times whilst in the pool area.

> Glass is NOT permitted in the pool area at any time. Plastic glasses and plates etc. are provided for use in the pool area.

Cancellation by Guests

In the event of your party needing to cancel. the following conditions will apply

> 5 - 8 weeks prior to departure 50% of the total charges to offset the discount that we will need to give to re-book the property at short notice.

> Any cancellation within the final 5 weeks will regrettably result in loss of the whole booking fee (not including security deposit) .

> Failure to pay the final balance 8 weeks prior to arrival may lose the deposit. We will send out a reminder to all bookings approximately 1 month before the date for payment. If we do not receive the payment, we will endeavor to contact the guest, but if we receive no payment or communication, then reluctantly we will cancel the booking and your deposit will be forfeited. Please contact us to discuss the matter if you have problems as soon as possible.

Cancellation by the Owners

> In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any moneys paid by the party. However, the Management Company always attempts to relocate your party to a villa of similar or superior standard.

> Force Majeure: The owner and their agents can accept no responsibility or liability for any loss or make any alterations to the terms of this agreement caused by events beyond the owners control including, but not restricted to, war, civil unrest, demonstrations, flight delays or cancellations, difficulties with transportation, change of schedules due to adverse weather conditions, fire, flood, actions of persons of ill repute or any other event beyond our control.

Complaints

> In the unlikely event of a problem arising whilst on holiday, relating to the villa, immediate contact should be made with our management representatives who will seek to resolve the matter speedily.

Disclaimer

> LIABILITY. The property is privately owned and neither the owners nor the management personnel accept any responsibility whatsoever for personal injury, accidents, loss or damage to persons or personal effects, however caused.

> The owners and their agents reserve the right of entry at any time. (This includes such workers as pool maintenance, gardeners etc.)

> Brochure Description. Whilst all information supplied in the brochure is deemed to be correct, and to the best of our knowledge, it is understood that the information supplied is for guidance purposes only and does not form part of any contract.

> Rental guests should ensure they have adequate holiday insurance cover

Law

> This contract is subject to and shall be constructed in accordance with the laws of England and the parties hereby submit to the exclusive jurisdiction of the English courts.
